Is this a sign of an oil leak?

Hi, I'm looking to buy a used cargo van, a ford e350 van that I was interested in and inspecting the other day made me suspicious that It has an oil leak. Please see these pictures, thanks:

Did you see any oil leaks around the engine or transmission area? There may have been a bad leak that was repaired and your seeing the stains from it. Unless you can visually see oil leaking from somewhere, to difficult to assume how those stains came to be.
